The lending workflow

IRS IVES transcripts. A practical guide for lenders.

Start with the question in your borrower file. Then define the record, the authorization, and the way the result reaches your team.

A useful transcript request connects a specific lending question with the right taxpayer, record type, and tax period.

What IVES does for a lending team

The IRS Income Verification Express Service, or IVES, provides a consent-based route for third parties to obtain tax transcripts for a lending application. Taxpayer authorization is central to the request.

A transcript is source evidence for your review. Your institution still determines how that evidence fits its underwriting policy and the other information in the file.

Define the request before comparing providers

Write down the taxpayer scope, transcript type, tax periods, intended use, and delivery requirements. A single transcript, two tax years, and a combined income-record bundle are different order scopes.

That definition gives your purchasing, operations, and technology teams a shared brief. It also makes a price comparison useful: compare the same records and years, rather than a headline rate with a different underlying order.

  • Record types and tax periods needed for the file
  • Taxpayer authorization and intended recipient
  • How your team will track status and receive records
  • The applicable price for that exact order scope

Understand authorization and delivery

The IRS describes online taxpayer authorization and a Form 4506-C fax route for IVES participants. The path used for a request affects the steps your team and the taxpayer need to complete.

Ask a provider to distinguish its own handling time from taxpayer response time and IRS processing. Clarify how incomplete requests, unavailable records, and requests needing attention are presented. A published average does not establish a deadline for an individual file.

Evaluate the working relationship

Walk through a representative request with your operations and integration teams. Confirm who owns the institution account, which roles can request or retrieve records, what appears in a status view, and how the completed evidence returns to the loan file.

Ask for the pricing scope in writing and a clear explanation of activation requirements. For an API project, review the actual documentation and issued sandbox access before planning around a feature.

  • A clearly identified business and IVES participant relationship
  • Understandable record pricing and package boundaries
  • A documented authorization process
  • A usable workspace or supported integration path
  • A clear route for resolving an exceptional request
